All too often, I get asked by friends, family and clients is now a good time to list my property? And I always provide the same answer, the right time is when you are ready to list. In Toronto’s fast paced real estate market, there is no “right” or “wrong” time to list your property. Historically, Realtors preached that there were two prime real estate seasons, when buyers are in a buying mood. The Spring market, from after March Break to the end of May and the Fall Market, from after Labour Day in September to the Canadian Thanksgiving long weekend at the end of October. While these time periods are still considered the prime seasonal periods when most transactions occur, it does raise the thought – would you rather list when there is more supply on the market or less supply. First let’s tackle the demand side. We can all agree that the level of demand for housing in Toronto is extremely healthy. Whether it be luxury condos or houses appropriate for first-time buyers, there is a significant amount of buyers waiting to pounce on the next opportunity that comes to the market. Keeping that in mind, let’s go back to the questions I posed earlier – would you rather list when there are many properties for sale in your neighbourhood or very few? In this day and age, with technology at our finger tips, and with the sophisticated tools that are used to craft a smart marketing strategy for a listing, one no longer needs to have many buyers in a “buying mood” to attract traffic to your property. Remember the more views and traffic through the property, the more likely an offer(s) comes your way. Today, it is all about targeting the right prospective buyers and attracting them to your property — what better time to bring them in then when the sun is shining and summer is in the air! List when you are personally ready, you never know what the market will bring come fall.
